Sandy Springs For Sale or Rent

Atlanta's oh-so-tony town offers a little something for everyone, but what is living there like?

The City of Sandy Springs is an affluent neighborhood about 14 miles north of downtown Atlanta with income levels and a cost of living well above the national average. Home prices range anywhere from $350,000 for a split-level ranch to $10 million for a Tudor mansion. Many properties sit high up on a hill overlooking the Chattahoochee River nestled between large white oaks and evergreens. Houses are not right on top of each other and the lush foliage provides lots of privacy.

There are currently 767 properties in the Sandy Springs area listed on Zillow and there’s a little bit of something for everyone’s tastes and budgets.

So what’s it like living there? It is definitely car-dependent, though there are lots of shopping options and parks all within the city limits.

A large percentage of families have school-aged children that attend prestigious private schools such as the Katherine and Jacob Greenfield Hebrew Academy, Brandon Hall and the Weber School, or top-rated public schools like Heards Ferry Elementary and Riverwood High. All happily rub elbows at one of the city’s many parks and recreation centers. There’s lots of great shopping, movie theaters, restaurants and weekend farmers’ markets. At Heritage Sandy Springs, the city’s museum, residents enjoy free concerts on the green through September.

And with Atlanta turning into Little Hollywood, there is a lot of demand for rental properties. According to Sandy Springs real estate expert Renee Kunkler, owner of Renee Kunkler Realty, those coming in from the West Coast appreciate Atlanta’s inventory of midcentury moderns.

“Oh, you have no idea,” Kunkler enthused. “I just rented two large houses to movie industry people.”

We think that one of Kunkler’s properties, located at 5265 W Kingston Court, is perfect for Jeff Daniels or Jim Carrey, who are coming in to film the Farrelly Brothers' Dumb and Dumber To (sic). The four-bedroom, three-and-a-half bath home is a sprawling midcentury modern with a long driveway and plenty of trees for privacy. It’s got two fireplaces, hardwood floors, a huge fitness room/bonus room, two balconies and, best of all, it’s pet friendly. Did we mention it's only $3,000 a month? Carrey will take three, thank you very much. 

For those looking to buy, we found a beautiful home nearby that recently reduced its price tag by almost $15,000. Priced at $415,000, the 1984 contemporary got a facelift inside and out. Inside there are brand-new stainless steel appliances and under-cabinet lighting in the kitchen, new energy-efficient windows and many other designer touches throughout. For outdoor living, the deck was replaced and a large portion was screened in for entertaining year round. The four-bedroom, two-and-a-half bath home sits on a wooded lot, meaning there is little or no yard work.
