Kirkwood Apartments and Condos

Restoration of this neighborhood's historic homes has bolstered property values.

The Kirkwood neighborhood of Atlanta offers a wide range of living options from small apartments, to historic homes, all in a trendy, pedestrian-friendly setting.

For the past two decades, residents have been moving back to the city from the suburbs to buy and renovate the older homes, here, while maintaining the structures' historical integrity. This trend is somewhat reflected in the area's real estate prices; while there are still numerous affordable opportunities, you can expect to pay more for homes that have already received upgrades. There has also been plenty of infill construction, and even the contemporary homes have been designed in a way that is compatible with the neighborhood's character.

Kirkwood School Lofts on Kirkwood Road is a popular complex in what was once an elementary school. This historic building was converted to 21 loft condominiums in 2004. Ceilings in some of the units are 25 feet high. Two-bedroom units range in price from about $190,000 to  $230,000.

At Kirkwood Station, a mixed-use development on Hosea Williams Drive, two-bedroom townhomes sell for just under $200,000, just around the corner from boutiques and restaurants. Three-bedroom units list from a little more than $200,000.

If you're looking to rent, there are a couple of larger apartment communities, or you can search for a place to rent in a smaller complex. Among the larger communities, Kirkwood Flats is an older, midrise apartment building offering one-bedroom, 675 square-foot units for $535 per month. Amenities include ceiling fans, storage closets and hardwood floors. The community is also pet-friendly.

Kirkwood Gardens is a community managed by the Initiative for Affordable Housing Inc. The complex has one-bedroom apartments for $520 per month, and two-bedroom units for $625 per month. Amenities include a community garden, a meeting room with business center, a private courtyard and a grilling and picnic area.

Anther apartment complexes in the Kirkwood neighborhood is Kirkwood Place (rent is $769 for a two-bedroom unit). This community is pet-friendly and has covered sidewalks. From time to time, you can find a townhome or condo to rent; expect to pay between $1,500 and $2,000 per month.

If you're in the market for a single-family home, you find a wide range of prices. Listings start at around $150,000 for a small two- or three-bedroom cottage,  to $700,000 for a large, Victorian-era home that has been fully restored. But be aware that homes listed for under $200,000, especially if they have been given some updates, tend to be purchased shortly after being listed.
