Not only are these Harlem condos under $400,000, but their maintenance fees are surprise! reasonable.
Finding a one-bedroom apartment in Manhattan for under $400,000 is doable, but more often than not the monthly maintenance fees end up costing hundreds or even thousands of dollars a month — way more than a mortgage, to say the least. That's why these condos in Central Harlem caught our eye. Not only are they priced well under $400,000, but the monthly common charges hover around $300.
The catch, of course, is that you have to be willing to live in a less popular section of Harlem — it's Central Harlem, but it's at the tippy-tip. On the plus side, it looks like the building has decent subway access. It's one avenue block from a 3 train and five street blocks from the B and D.
Here's the skinny: It's a prewar elevator building that formerly housed rent-stabilized units but has now been converted into 81 one-bedroom apartments. The finishes are modern but not obnoxiously so. We especially like the bright white marble kitchen. There are only seven units available at the moment, but the rest will be hitting the market over time. The square footage is on the small side — the seven available units are all close to 600 square feet — but we've seen worse. Plus, there's nothing like a bright, shiny, newly renovated interior to make a small space feel a tad bit larger.
